Celebration

The Celebration Collection

Houses shaped by Celebration, Florida, where Geoffrey has served as town architect for more than two decades. Deep porches, generous windows, roofs that shed Florida rain, and rooms set to catch a breeze. These are the traditional American houses of a walkable neighborhood: modest in footprint, gracious in proportion, and built to be good neighbors.

Golden Oak

The Golden Oak Collection

Estate houses drawn for Disney's Golden Oak at Walt Disney World Resort. Larger plans with formal rooms, private courtyards, outdoor living, and guest quarters, detailed in the classical and Mediterranean traditions the community calls for. For owners who want a house with presence and a plan that already works.

American House

The American House Collection

Classic American houses in small, medium, and large: center-hall colonials, farmhouses, Charleston sideyard houses, and cottages, along with guest houses and garage apartments. Builder-friendly plans with simple roofs and honest details, drawn to live well on an ordinary lot at an approachable cost.

A builder-friendly neoclassical house with a double-height family room and a primary suite that doubles as a retreat. Narrow enough for a village lot.

An updated classic. A symmetrical center-hall plan with a fireplace, a breakfast nook, and the laundry upstairs where the bedrooms are.

Every room opens onto a two-story piazza. A fireplace for winter evenings and a porch for summer ones, on a lot as narrow as 35 feet.

Deerfield Duplex and Talbot Townhouses

Two and four homes in one building · 1,600 to 2,400 sq ft per home · 2 stories

Farmhouse duplexes with side porches and attached garages, and a four-unit row of three-bedroom townhouses with balconies. Neighborhood-scale buildings for infill lots and new streets.

How a pre-designed plan works

Choose a house

On a 30-minute call, bring your lot and your wish list. You will see the plans that fit your site, your budget, and the way you live, and hear plainly which ones we would build.

Adapt it to your lot

Most plans need some adjustment: a mirrored plan, a different garage, a porch that faces the right way, a room added or removed. Changes are made by the architect who drew the house, so it stays a whole design.

Build it locally

Plan sets are unsealed. A licensed professional in your area adapts and seals them for your jurisdiction, and Florida wind, flood, and energy requirements vary by site. Permits and any community design review are handled with your builder.
