Construction cost comes from the living area at a per-square-foot rate for the finish level you chose, with porches, garage, and extras added at their own rates. Site work, professional fees, permits, and a contingency are added as percentages, then the whole thing is adjusted for where you are building. The result is a range, not a quote.
What is not included
The land itself unless you entered it, closing costs, construction loan interest, landscaping beyond the basics, and furniture unless you checked interior design. Land is the biggest variable in Central Florida and belongs in your budget on its own line.
Why a range
Most fully custom homes in Central Florida run $500 to $1,000 per square foot all in, with building, interiors, and landscape included; Classic houses built from pre-designed plans can land well below that. Bespoke houses in premier markets such as Palm Beach, Naples, Charleston, the Hamptons, and Aspen reach $2,000, and island and resort houses $2,500. Two houses of the same size can differ by half or more depending on finish, site, and the choices made in design. The design process narrows the range; by the end of design development, your builder should be able to price within a few percent.
