Spring Park Condominiums

Architectural Design by Geoffrey Mouen Architects

Spring Park Condominiums is a thoughtfully designed residential enclave that blends classical proportions with contemporary living. Located adjacent to one of the community’s central civic spaces, the project reinforces walkability, neighborhood cohesion, and architectural continuity.

Each building—comprising either 9 or 12 units—is organized around a deep, wrapping porch that fronts the public realm. These simple, elegant porches offer cool shading and a relaxing space to sit, reflect, and watch the birds at Spring Park. Lined with continuous French doors, they create a rhythmic façade and invite natural light into every unit, while reinforcing the architectural language of Southern vernacular traditions.

Constructed in concrete, the buildings offer lasting resilience against termites, high winds, and the demands of long-term maintenance. This choice of material ensures both structural integrity and ease of upkeep—particularly suited to the climate and lifestyle of Central Florida.

Units are accessed from the rear via a landscaped public walk, with end-positioned elevators ensuring discreet vertical circulation and universal accessibility. This rear-entry configuration preserves the integrity of the front elevation while supporting a pedestrian-oriented streetscape.

Geoffrey Mouen Architects led the design of the multi-building complex, integrating human-scaled massing, contextual materials, and vernacular detailing to create a sense of permanence and place. The buildings are arranged to frame shared courtyards and pedestrian pathways, encouraging informal interaction and visual connection to the surrounding streetscape.

Spring Park Condominiums contributes to the broader vision of a complete neighborhood—one that balances density with charm, and private living with civic presence.
