Our team led a series of developer workshops to align leasing strategy with spatial planning. These sessions clarified pad site configurations, tenant mix, and phasing priorities—ensuring each parcel supports both financial performance and civic presence. The result is a flexible framework of six premier pad sites (1–1.69 acres), each designed to accommodate ground lease or build-to-suit opportunities.
We continue to guide the district’s evolution through design review and builder coordination, maintaining architectural integrity and landscape cohesion across parcels. The public realm is pedestrian-scaled, shaded, and connected—reinforcing the broader vision of Oaks at Groveland as a place to live, work, and gather.
